In a Design-Build project, the Owner has a single source contract with the Design-Build contractor for both the design and construction of the project. The Design-Build Team (General Contractor, Design Professionals & Subcontractors) coordinates closely through the course of the project to deliver a project which meets the owner's required functionality, budget, and timeframe.

Design-Build is ideal for the application of "fast track" construction techniques; material procurement can begin before the construction documents are complete. Early Knowledge of Project Costs - Guaranteed maximum costs are known far earlier than in other delivery systems. As the design phase progresses, the contractor can simultaneously estimate construction costs and conceptualize the completed project.
