delivery method of contracting. A Design-Build project is a "team" oriented project that utilizes the knowledge, experience, and viewpoint of the contractor, design professionals, and the owner
early on in the design phase. In a Design-Build project, the Owner has a single
source contract with the Design-Build contractor for both the design and
construction of the project. The Design-Build Team (General Contractor, Design
Professionals & Subcontractors) coordinates closely through the course of the
project to deliver a project which meets the owner's required functionality,
budget, and timeframe.

the architect/engineer results in significant benefits for the owner. Some of these benefits are:
Single Source Responsibility - With the responsibility of design coordination and construction in the hands of a single entity, there is a single point of responsibility for quality, cost, and schedule adherence. In addition, the contractor is able to establish and conform to early budget estimates.
Cost Savings - Design and construction personnel, working and communicating as a team, evaluate the alternative materials and methods efficiently and accurately. Value engineering and constructability
is considered at all phases of the project.
Time Savings - Since design and construction are overlapped;
and, because re-bidding and re-design is virtually eliminated, total design and
construction time can be significantly reduced. Design-Build is ideal for the
application of "fast track" construction techniques; material procurement can
begin before the construction documents are complete. The resulting time savings
translates into earlier occupancy for the owner.
Early Knowledge of Project Costs - Guaranteed maximum costs are known far earlier than in other delivery systems. As the design phase progresses, the contractor can simultaneously estimate construction costs and conceptualize the completed project.
